4 Emotions That Can Stifle Your Lake Nacimiento Home Sale!

handingoverkeyPart of the fun of Halloween is being a little scared… it’s the one time of year that we don’t mind feeling a little spooked by scary movies, costumes or practical jokes.  And, while this is an expected emotion this time of year, you don’t want it fear to be present as you consider selling your Lake Nacimiento home!

As a Lake Nacimiento Real Estate agent, it’s my goal to make my clients feel as comfortable as possible throughout the home selling process.  I’ll prepare them for each step and ensure any fears they have are put to rest!  However, fear isn’t the only emotional that can come with selling your Oak Shores or Heritage Ranch home.

Below are a few more emotions you’ll want to be aware of since they could easily stand in your way of a successful home sale!

1. Price Reduction Paralysis– If you feel confidently that your home is worth a certain listing price; it can be hard to lower your expectations.  From the start, your Lake Nacimiento Real Estate agent will guide you in determining the selling price of your home by showing you a list of comparables of other homes like yours on the market, and will give you updated information on how the Lake Nacimiento Real Estate market is faring.  Pricing too high in the beginning can lead to your home sitting on the market and not enough interest.

• disregard their agent’s staging advice

• improperly prepare their home for the market, failing to update or neutralize the decor

• be irrational in negotiations around price or repairs

• refuse to respond appropriately to market feedback, like no showings or offers even after it’s been on the market for weeks or months.

Try to keep these emotions in check and look at your home from a market standpoint.

3. Celebrating Too Soon– If your home is in great condition, has a fantastic Lake Nacimiento view or features desirable upgrades; you may find yourself with multiple offers on the table.  A bidding war may even put you in high hopes of getting more than your asking price.  Yet, it’s important to remember that deals do fall through.  Try to keep your excitement in check and wait to celebrate until after the deal is finalized.

4. Price Confusion– One of the biggest obstacles of selling a home is determining the listing price.  As stated in the above point on price reduction paralysis, there are a number of factors that play into figuring out the best price for your home.  Sellers will oftentimes look at what they purchased the home for, how much work or money they’ve invested, and what they think is fair for coming up with their ideal number.  Yet, the market is truly the biggest indicator on your homes’ value.  Again, your Lake Nacimiento Real Estate agent will be happy to walk with you through this process and help you understand the full picture of the current market.
