Home Improvement Projects to Avoid with Your Lake Nacimiento Home!

constructionOne of the first things that buyers frequently do after purchasing a beautiful Lake Nacimiento home is envision all of the ways that they’re going to make the property their own. Whether they have purchased in Oak Shores, Heritage Ranch or one of the homes on Lake Nacimiento, buyers are always excited to roll up their sleeves and get to work on adding finishing touches, improvements and upgrades that express their own tastes and personalities. However, as a longtime Lake Nacimiento real estate agent, I oftentimes see buyers make errors by doing projects that they mistakenly believe will add resale value to their property when they decide to sell. While there are certainly a great deal of home improvement projects that increase value and add appeal for future buyers, there are others that can have the opposite effect. Here are five home improvement and remodeling projects that I would recommend avoiding with your Lake Nacimiento real estate, if you plan to sell in one to three years:

1. Gourmet Kitchens with All the Bells and Whistles. Gourmet kitchens, complete with upgraded flooring, countertops, large islands and high-end appliances, are certainly aesthetically pleasing but typically don’t pay off when listing your Lake Nacimiento home for sale. Costly kitchen remodels can get very expensive very quickly, and just don’t offer the return on investment to justify spending the money. Additionally, too much customization can actually work against you and turn buyers away.

2. Whirlpool Baths. A whirlpool bath will not make or break a potential buyer’s decision to purchase your home. Buyers won’t pay extra for the feature and the costs for installing a whirlpool bath can be both expensive AND raise your energy bills. This is another feature that, while aesthetically pleasing, just isn’t worth the upfront costs.

3. Home Office Renovations. Home office renovations can be surprisingly pricy, with the average renovation costing approximately $28,000. Of this, sellers typically only see a 46% return on investment when their home is on the Lake Nacimiento real estate market. While having extra space is always a plus, potential buyers may not want or need a lavish home office space. Some may prefer to use the area as an additional bedroom, children’s play area or a fitness room and won’t want to pay to transform the area so it’s no longer an office.

4. Garage Additions. Many homes on Lake Nacimiento already offer generous garage space for your vehicles and outdoor toys, but some homeowners consider building a larger area. This is another project in which homeowners see a minimal return on investment, at approximately 62%. If you plan to sell a Lake Nacimiento home anytime soon, it is recommended to opt out of building a large new garage addition.

5. Expensive, Over-The-Top Landscaping. Lake Nacimiento, Heritage Ranch and Oak Shores are all scenic, picturesque communities that encourage a lot of time spent outdoors. However, creating an expensive outdoor space won’t add exceptional resale value and may put off buyers that have their own unique ideas for landscaping and creating a personal outdoor paradise. If you plan to sell sooner than later, expensive landscaping costs won’t be returned at the closing table.
